About

Built for the funds working at the frontier of commercial real estate.

The most sophisticated investment teams know where their edge lives: the view on the asset, the price they are willing to pay, the risk they understand better than the market, and the recommendation they carry into committee. Cap Orbit is the AI terminal built to carry the work that leads up to that judgment: source-traced models, memos, closing records, and asset-management reviews in the firm’s own formats.

The insight

A deal should move as one investment record.

On a fund, a deal moves from broker materials through the model, the memo, the committee, the close, and the years of owning the asset. The investment thesis should carry through that whole path.

The market built tools that split that work into pieces, a different one for the model, the memo, and the data room, so context is rebuilt at every handoff and the firm’s own way of working a deal is lost in someone else’s template. We started from the opposite premise: one deal record, held in one place, start to finish.

Why now

The work itself can finally come back finished.

Until recently, AI could answer questions about a deal. It could not reliably produce the work product the committee actually uses.

That boundary has moved. The terminal can produce files the team can review: a real underwriting model, a credit memo in the firm’s own format, a bound committee book the committee can act on, every number footed to the source document or the model. That shift is the whole reason Cap Orbit exists.

The stance

A force multiplier for teams that are already excellent.

Cap Orbit clears everything that stands between your best people and the judgment that is the entire point.

The team directs every step and approves each consequential one. The terminal produces at deal pace; the view on the asset, the pricing position, and the investment decision stay with the firm. The teams that pull ahead will be the ones whose best people spend their hours on risk, pricing, diligence, and committee judgment, not on assembling the work that leads up to it.

Work that goes straight to committee.

The output is built to the standard your committee already holds, and it carries the firm’s own name.

Footed to the source

Every number ties back to the document it came from or foots to the model, and any value the team had to infer is marked as inferred.

In the firm’s own format

The work runs on the firm’s own models, memo styles, and output formats, so the house voice and committee standard are built in from the start.

Private to the firm

A firm’s edge stays the firm’s. Cap Orbit runs isolated per firm, customer work is not training data, and Enterprise deploys into the firm’s own cloud account with single sign-on and customer-held keys.
